Palos Verdes Estates is a coastal city in Los Angeles County, California, located on the Palos Verdes Peninsula near Rancho Palos Verdes and Rolling Hills Estates. It was master-planned by Frederick Law Olmsted Jr. and is known for its oceanfront properties, high-performing schools, and hiking trails. The population was 13,347 at the 2020 census. The city was established as a planned community in 1923 on land from the former Rancho de los Palos Verdes. Frank A. Vanderlip and the Commonwealth Trust Company implemented strict development rules, including setting aside land for public use, building recreational paths, and restricting land for single-family homes. Frederick Law Olmsted Jr. and Charles Cheney enforced deed restrictions regulating land use, architecture, and even racial covenants, which were eventually overturned by law.
